Jerry Pucillo has over 30 years of real estate development, program and project management as well as real estate equity and asset management expertise. Jerry has been focused his entire career on delivering, to all his endeavors, sustainable best practices wherever possible.
He began his professional career, after completing his Master's degree work in Theological Ethics, as the Director of Housing Development for the Archdiocese of Boston for 15 years. In this position, he managed all aspects of the project development process from financing through occupancy. His responsibilities covered multiple projects primarily in the affordable housing sector under various stages of development and construction at any one time.
Following his work at the Archdiocese, and his completion of a Loeb Fellowship in Advanced Environmental studies at Harvard University, he became a Vice President of the global construction firm, Bovis Lend Lease Construction Company, where he was responsible for opening a regional office and establishing this firm's presence in the Boston marketplace. He was then recruited by the Rise Group, a program management organization, to join their leadership team as a Senior Vice President, open their Boston office and be responsible for the development of new clients and execute on projects which included multiple buildings and multi-year time horizons. In this capacity he consulted with, The Edison School Project one of the largest Charter School initiatives to date, and the Town of Saugus MA, on a five building town infrastructure renewal project. The most notable project however was a $1B project for General Motors Corporation which repositioned their design and engineering functions for future collaboration and growth and the development of a state of the art vehicle engineering center for their southeast Michigan operations.
He then founded Centergreen LLC, a sustainable development and strategic consulting firm, and has been a consultant to real estate equity firms, and construction companies seeking project executive leadership and sustainability advice and counsel. His specific focus has been in the design and execution of real estate projects that were used for the purpose of systemic and cultural change in corporations and organizations. Each of these projects was implemented over several years and Jerry was involved in the planning, design and execution of all phases of these projects.
In this capacity, he consulted with Genzyme Corporation on facilities management issues which led to the development of a proprietary software program for facilities management which was developed and beta tested for Genzyme Corporation. The strategic alliance partner for this project was Microsoft Corporation and Jerry was one of the two owners of the software and intellectual capital for this product. Following this project, Genzyme asked Jerry to provide leadership to the facilities team developing their Corporate Headquarters using the USGBC LEED criteria for sustainable design and construction. This standard had been just been adopted and Genzyme needed someone who could take them through the process to the delivery of one of the first Platinum LEED certified building in the US.
He has also acted as the strategic real estate advisor for the Congregation of the Sisters of St. Joseph in Brighton MA and their development consultant on a sustainable residential project for their ongoing retirement needs. This was a multi-year, multi building initiative which has been implemented in stages and has resulted in the desired outcomes for the Congregation.
Jerry also consulted with New Boston Fund, a real estate equity fund that owned and managed over 13M square feet of real estate, but was then asked to end his consulting assignment and join as Senior Vice President and Project Executive, there he promoted a sustainability platform across all departments and projects, and facilitated the growth of New Boston's Urban Strategy America Fund projects by promoting triple bottom line returns to investors. He was the development management executive on over $150M of development projects for the Fund.
Other initiatives included the development several new businesses from a housing manufacturing business to a tech start up for the design and delivery of systems built mid- rise residential buildings throughout the US as well as the development of a real estate equity fund business. Each of these corporate initiatives was decidedly focused on systemic change to existing ways of doing business.
